New Wholesaler needing assistance

Hello,

I have a property I want to put under contract but it is in the process of foreclosure. Seller agreed to my offer of 60k on a home that has $190k ARV, but I do not know how I should handle this.. I'm all out on a limb here & have no one by my side to help me with a sense of direction when it comes to wholesaling property in process of foreclosure. Any type of advise or guidance on this is very much appreciated!
