Anyone in the Huntsville or Livingston area?

I have a lead that has come in and she is very motivated to sell her house , the problem is I cannot determine ARV for her area.. Was hoping there is someone who is familiar with the Livingston Texas or Huntsville Tx or even north Houston area to help determine this.

Shes very motivated and distressed, needs help selling. I don't mind splitting the deal.
