co-wholesale deal, should i disclose address without paperwork?

Got a deal from 1 of my fellow wholesalers and called a few of the "we buy houses" people from craigslist. 1 of the guys i assume is interested and emails me requesting the address. Normally my initial emails i send give all info and numbers on the property EXCEPT for the address. Should i get some form of binding paperwork before giving out address? If so are there (if any) specific contracts/agreements available if youre selling a wholesale deal from another wholesaler? He hasn't asked for a viewing either. Should I request non refundable earnest money? I'm a little stuck here...
