Question about the buy price

John Patino
Posted

Hello so I'm putting together my first deal. And I was wondering, once I get my buy price. Do I give the same buy price number to both the seller and the buyer? So let's say I do the formula and get 200k buy price. Do I give that same number to the buyer?

If you give the same buy price to the seller and the buyer, then you just did the wholesale for free

You need to add in your fee before presenting the deal to the buyer.

If you got the deal for $200k that's great. Now determine what the ARV, the construction costs, and other associated flip costs like commissions, holding, etc.

After you do the above math you should know what another investor would feel comfortable paying. If that number is $225k, then market it for $225k. You'll pocket the $25k difference when you find a buyer.
