Off market deal process (where to learn?)

I’m looking for recommendations (books, podcasts, etc.) on where to learn about the steps in process that come after you get an interested seller. I’ve been able to find a lot of material on how to get interested sellers, but not the steps after. What to say to them? What kind of questions to ask? The logistics of the deal, etc.

I'm technically not wholesaling (right now at least) because I'm looking to buy for myself to live in or for a BRRRR, but it felt like this was the right place.
