Wholesaling Marketing Strategies for the DMV?

Hi Everyone!

My partner and I have been learning and investing in real estate since August 2021. So far we have about 2-3 fix and flips in progress and would like to get our wholesaling going. However, since we live in the D.C., Maryland, and Virginia (DMV) area the marketing we have done has not had any results. I believe that this market is competitive but we still want to be able to wholesale because we see its possible. Any good marketing strategy tips for this area? We have used cold callers with lists we bought from list sellers, but most people seem done with all the calls they receive.
