Potential Wholesale Deal

I just made an offer on a house and the seller would like for someone to buy it and lease it back to him.  He answered with the following: "Can I rent it back at 10% per year for 10 years payable per month and pay 6 months upfront???"  Then after saying that I just wanted to buy it outright, he said the following:  "If I give you a first right of refusal to buy the house back plus 20% over market, if I rent it back from you, would that make a difference???"  So my question is:  Is this something that would be attractive to an investor?
