Wholesale Deal Help!!!!!

Ana Bricker
Posted

Hi all,

I have a property that I have been talking with the owner and a buyer about wholesaling. The buyer likes the deal as the purchase price and rehab come out to less than 70% of the ARV. So overall it's looking like an excellent brrrr deal. My issue is that the buyer has become more and more demanding as I have negotiated and worked to put this deal together. I have scheduled two visits for their contractor to walk the property. They originally offered $150k and negotiated the wholesale fee down to $8k. After the second visit, they have been asking for an even lower price. I'm concerned they're going to continue to be nitpicking all the way up until closing. I feel an obligation to close with them as this investor has helped me to see this deal as a real possibility (My comps were too conservative initially). I want to be able to give value back to them, but find it difficult to do so. What would you do in this situation?

Thanks!
