Pricing for Wholesale Deal with home on 2 acres and land

I have a property that sits on 2 acres and the owner also stated 2 acres next to they also own...but I didn't include that when I put my numbers together and I am now stuck and need help.  It is in a rural area so I am not sure my numbers are correct for the home on the 2 acreas...so the question is how to you price the acres the house is on for the offer and then the acres next to it ...would it be one offer?  What would be the break down to get the number?  This is a virtual also so I am also estimating repairs...nice one for a newbie right...need help BiggerP!! :)
