Seller wants to use his title/escrow company

Need some guidance!

I'm working with a real estate agent on a wholesale deal. She is the buyers agent. There is a sellers agent working with the seller. This property is on the MLS.

The seller wants to use his own title/escrow company. My buyers agent said that I could get an attorney of my choice and the seller can use their title/escrow company when submitting the signed contract.

Does this seem right? Why would I need to get an attorney? Should I be able to do this without one and just stay in contract with the sellers title company?

P.S- Not sure if the sellers title company is investor friendly as it is a community bank. I’m looking for some guidance please!
