Friendly wholesaling Lawyers and Title companies

New investor here need help finding friendly wholesaling lawyers and title companies in Philly and surrounding areas. Talked to one the other day and it seemed he had no idea what I was talking about. So, I just thought I should ask experienced investors here. I just need help creating a solid purchase agreement and assignment contract. Also, any advice would be appreciated thanks!
