What are the Best Towns to Wholesale in for MASSACHUSETTS 2022?

I am a student at Massachusetts Maritime Academy and I want to start wholesaling starting this spring. The problem is I have any market experience so I don't know which towns to pull lists from in MA. Does anyone with Massachusetts market knowledge/Experience know what towns would be most likely to have motivated sellers/distressed properties? Preferably on the south/north shore, but if there are no good markets around there, I am open to anywhere in MA.
