Sellers & Realtor Contracts

Hey One & All,

So I was looking around the forums and didn't quite find what I was looking for, which is, I have a seller who wants to sell but also wants to use a realtor's contract. His property isn't listed & from my finite knowledge, typically wholesalers can't wholesale using a realtor's contract [which is 13 pages to boot, geesh]. Is there a work around to this scenario or do I have to hire a constable to serve him with my tried and tested agreement?

Why do you need a constable? As far as the contract, in the contract he wants to use is there anything about the contract not being assignable? (I have only ever used Ohio contracts so I am not familiar with PA ones). If so, would he be willing to sign an assignment addendum?  He may just feel more secure with all of the legal jargon in a realtors contract, but if you can get it filled out the way you want it should be ok.
