Need Help with First lead!

I sent out 15 YL the other day and got a call today. The property is trashed, it's been ransacked and vandalized. It is not in a good area. The seller lives in CA and it's in Pittsburgh PA. She says she owes $1,000 in back taxes and will give the house to me for the taxes and closing costs. She owns it free and clear, purchased it in 2005 for 10k. But I forgot to ask why. I used zillow, trulia, and realtor to look up comps and it seems that they are about 40k. But I dont know how accurate this is since I am not familiar with this part of town. I think this would be a good deal for someone looking to rehab it, but I don't know how to go about confirming what is owed, and how to write up the purchase agreement. I also do not have a buyer's list since I've been in business 2 days. I'd be willing to split the profits with someone who could help me get it done. Any help is greatly appreciated!
