Critique my list criteria

I'm looking to begin wholesaling in my area and I have been trying to obtain a list of absentee owners. I have come up with the following criteria:

Out of state absentee owners

my zip code + 20 mile radius

2+ bedrooms

$30k plus in equity and 50% plus in equity

Last market recording date 2006 and earlier

Property type: SFR, Multi, Duplex

No corporate or trust owned

I've come up with 439 names, which I think is manageable since I'll be head chef and bottle washer for this project. I plan to send a yellow letter to all of them this month and follow up with post card/yellow letters for consecutive months.

Is my list missing anything? Is 439 a good number to start with?
