Mobile Home - If i find a buyer for my boss what commission?

Hi,  I work for a commercial brokerage as an assistant.  I just got my real estate license.  I don't have it under her brokerage.

If can find a buyer for my boss' mobile home, how much commission should I charge, and is there an agreement I need or can use before I find her a buyer?
