Virtually wholesale deals from another country

Hello, 

I was part of a company which specialises in helping wholesalers get deals virtually, it's been 3+ years working there as a VA for acquisitions, I know how to run numbers without seeing the property with the help of the sellers information and pictures. I can estimate the rehab cost or repair cost by utilising these information. Although I am not experienced in the disposition part of the business. I am looking to start virtual wholesaling from my country (Bangladesh) because I know it is possible, and i am trying to determine the best system to set up in order for it to be effective.

I don't know if there is much I can do before signing up for an LLC with the help of a foreign attorney due being a foreign citizen. plus opening up a US Bank account with the help of an agency. My biggest drawback is that I do have enough funds to hire these services right now. I was hoping on closing my first deal in order to pay for setting up all these.

However I do have funds for buying leads and pay for the subscriptions for softwares needed to skiptace, research and call. These softwares do not cost much and is manageable.

I know there are a lot of courses out there in regards to virtual wholesaling but I'd like to hear from anyone currently wholesaling from outside of the US. I know most of what I'd be doing will be similar as to when I was working in the company but I do have a few concerns.

My biggest concerns are sellers being wary of working with someone from outside the US ( I'm sure some sellers will ask where I'm located) and not having "boots on the ground" to look at properties for me, as I currently do not have a partner nor know anyone I trust to look at properties for me. I know I could estimate rehab cost from information the seller gives me and pictures, but I have yet to try that. 

I'm also hoping to get advice as to getting accurate rehab estimates, protecting my contract from buyers going around me and anything else anyone with experience thinks is pertinent. Thank you in advance!
