Real Estate Attorney Assumable loan/Subject 2

I need an attorney in the Cincinnati area that is familiar with assuming a mortgage or possible subject to. 

Potential deal where the seller still owes around 93k on the current mortgage but is behind on their HOA and mortgage payments. Said they will take care of getting the HOA current and just want the headache to go away for the price of 145k.

I'm new to this concept but after doing a little research it sounds like I would have to qualify with their current lender and pay the difference of the ask price and remaining Mortgage. I want to make sure I structure the deal correctly so can anyone recommend a real estate attorney in the Cincinnati area that could walk me through this? Thanks! Looking forward to hearing from you.
