Investor friendly Title Companies in OR, WA, NV, CO

Hello BP Community! 

I am searching for investor friendly title companies in Oregon, Washington, Nevada and Colorado or an attorney where I can do double closes or simultaneous closes. My strategy is to put the property under contract to purchase, run a preliminary title report to be sure it can be legally conveyed, and then market it for sale to an end buyer. Once the end buyer is ready, I will close on the same day. All title fees would be paid at closing.

Your recommendations would be greatly appreciated. Thank you!
