Seeking Legal Advice/Consultation Ex-Occupant to Access House in deplorable Condition

Hello,

A home in Cleveland purchased at Tax auction, as-is.   Occupants live in another location while using the auctioned house as storage.   This is a hoarder's situation and the house has been through so much that it is a great liability to let anyone in that isn't licensed and bonded.    Ex-occupants offered that a licensed and bonded contractor will enter on they're behalf and take what they need.      

Is that an acceptable compromise?  If yes, what if anything can I do to protect my self from liability because of the condition of the house?
