Exclusive buyer agency contract?

I am about to be under contract for a “for sale by owner” property, i found the deal and they did state that the buyer would add 3% if they use an agent. 
im in a exclusive contract with a company and I was wonder if that extends to off market and for sale by owner deals.

I would prefer not to pay an additional 5k for nothing.
