Queens NY propery , Silent title issues, need lawyer who knows how to get me my title
I bought a 2 family house with a partner in 2013 , we agreed to split payments and utilities. He occupied the first floor while the second floor and the basement was rented. We agreed to split the earnings after he paid his part of the rent for using the first floor. He was in charge of paying the mortgage in the bank. Early 2014, i was contacted by the bank saying the house would be foreclosed because they did not receive the payment for 3 months. In short, after he admitted to spending the money and missed payments, I had to buy my friend out and a residential deed was made by a lawyer which was signed by my partner after he recieved 30k plus dollars. The lawyer said he would get me the title. Jump to 2019, still no title. Then the pandemic happened. Lawyer had an excuse but i realized he didnt know what he was doing. So in Jan 2021 i switched to another lawyer. Who filed a lawsuit for breach of contract , wherein my partner did not hire a lawyer and did not even bother to respond or appear. But after filing the case, the new lawyer just stopped returning my calls and email. I had to find another lawyer in jan 2022 who said he could get me the title. Took my money and maybe did not bother to really review the case. When i pressed him for the title, he said there was i mistake in the previous filing. He said the title was contingent to my partner signing the transfer title document in the lawsuit. He said i have 20 years window on that along with money owed me that i can go after. Although to get the actual title without my partner signing, He said he would have to do revisions etc. My current lawyer now became difficult to contact also and is not returning my calls. I know that my partner had accepted that already lost the property to me since 2014 much more in 2021. Im just worried that he could get greedy once he learned that im having difficulty transferring the title exclusively to my name. Im hoping that a really knowledgeable lawyer regarding this issue could help me. Pls HELP. Thank you. I apologize for the length of this post.
