Legal Document for Investors

Hello, I’ve been looking for a particular legal document that protects my investors and myself on New Constructions. 

Scenario: I fund the New Constructions with my private Lender but only if the investor owns the land outright. When contract gets signed and I’m ready to start, I reach out to my lender and they put the land under my company name to keep me liable if anything happens. I haven’t had any problems in the past but I would like to have a document for my future deals just so that the new investors feels more secured and safe that I’m not running away with his investment. 

 Once build is done and I receive the CO I change everything back under the investor once I get Paid or if it sells and everything is under the company, I Pay the investor the profits of the sale and I keep the rest to pay off the investor but  most of the time the Closing company does this.
