Hoping to connect with Investors and Contractors in SW FL

I am looking at buying property in Fort Myers that is in need of extensive renovation due to Hurricane Ian.  I am curious about what I need to look our for in regards to the 50/50 rule and new flood levels that can prevent me from adding additions to homes or renovating existing structures. I am also curious what other investors are looking for when purchasing homes in this area.
