Im an out of state starting out investor. 
1. on the realtor contract when renting property Is anyone concerned with words used like “otherwise”?

My understanding of it means anything can be applied in its place.

2. When it comes to paying listing agent/broker is there anything in writing stating the tenant will pay them? Or is it okay and perhaps best that all monies go to landlord/owner and they pay out?

Is this in Texas? Real estate contracts in Texas are produced by the Texas Real Estate Commission, ie, the government. The licensee has no choice but to only use TREC contracts.

Yea in Texas. But there is a special provisions to add what that otherwise means.

Do you anything about how the listing agent gets paid? Not how much but do they collect directly from tenant or does money go to landlord/owner then they pay broker/agent?
