Yea in Texas. But there is a special provisions to add what that otherwise means.

Do you anything about how the listing agent gets paid? Not how much but do they collect directly from tenant or does money go to landlord/owner then they pay broker/agent?

Im an out of state starting out investor. 
1. on the realtor contract when renting property Is anyone concerned with words used like “otherwise”?

My understanding of it means anything can be applied in its place.

2. When it comes to paying listing agent/broker is there anything in writing stating the tenant will pay them? Or is it okay and perhaps best that all monies go to landlord/owner and they pay out?

Turnkey because it’s a new build 

I found an amazing real estate agent/Mentor here in BiggerPockets. From our initial call to today, has been 2weeks. I read the book Rental Property Investing by Brandon Turner, did some research, played with the buying calculator and rental, listened to some podcast. A whole month in really vested in doing this and here I am today with one contract signed. I'd say I hope for my best, but I will continue to learn and make sure I make it the best. I plan to be posting in about 60 days when property is rented out.
