Things I have heard to include besides basic items are air fryer insta pot tea kettle vacuum sound machine black out curtains and full length mirror
We do plan to add a sauna, exercise equipment and possibly a hot tub. Thank you all for your help and suggestions

Something I HIGHLY recommend is having a suitable work from home set up. In all of my units I include a private workspace that's in a room with a door that closes (important for video calls), a comfy desk chair, monitor, keyboard, mouse, and hdmi cables. A king bed is also a HUGE plus. I am working on adding king beds to my units that allow them.
I don't think a sauna and hot tub are necessary for a MTR. You won't be able to charge a premium for these items like you would if it was a STR.
@Eryn Garcia they comment on Quiet. for individual room rentals I don't think work from home is big and for multiple room rentals I might try to avoid it but gamers loved having a desk too and decent internet speed. How many rooms are you planning to rent since you mention a sauna, hot tub, and exercise equipment? that seems more vacation like.

We are renting 8 to 9 rooms this house is very big it's 7,500 sq ft with a finished basement so lots of room to fill we do plan to do some STR in between and no other listings offer these amenities so we hope to stand out
@Eryn Garcia for 8 to 9 rooms might be worth it for the extras especially excercise equipment but I don't know about a hot tub. Do you like to sit in hot tubs with strangers and the cleaning issues for the hot tub. Got to have a desirable location too.

From my experience managing STRs, I would also say that it's important to provide basic instructions for different things around the house (or in the bedrooms). Some guests are just not tech-savvy, so basic instructions for utilities/amenities that are difficult to navigate is a touch that is appreciated.
@Eryn Garcia I agree with @Eli Kantor the hot tub instructions with photos really saved us a phone call at one short term rental and that is saying something since my husband can figure most things out.

Hi Eryn!
MTR by the room is a fun one! I've done it both on Air BnB and by going direct, with a 30 day min stay, averaging out to be about 3-6 months each guest. I have used sound machines in rooms and they work great, especially if you are renting by the room, it gives each person some privacy. I would also recommend hair catchers for the shower drains and sinks. I have done interior ivy walls, ice cream makers, fresh squeeze orange juice, and even converted an outdoor shed into a "Van Gough Art Studio" to give 1 house a leg up. At the end of the day you want to make it pleasant and safe.
One last point: If there is a higher tenant to bathroom ratio, a simple dry erase "shower schedule" on the back of a bathroom door can work wonders. It might not be a permanent solution however it does keep things organized for a temporary amount of time, if needed. We also put "Please take off your shoes" signs, along with a shoe rack, right inside the front door, to limit dirt traction. As a broker in Charlotte, I love everything that you can do in real estate. Hope this helps!
im an agent, investor and host in metro phoenix! Amenities are extremely market specific. For example, in a mountain market you may not need a pool but here in phoenix its a must for an str. Then there's the amenity difference between STRS and MTRS. I would advise you to go to furnished finder and Airbnb monthly stays - then find highly rated properties in your market. Then see what amenities they have and what their reviews say!
