How to get a 5 star rating from guests

I’m Nadia Daggett, the broker of an investor-friendly midterm rental brokerage in Tampa. I love working with midterm rentals as they bring more income than long-term rentals and higher occupancy than short-term rentals while maintaining similar rates. I am always looking to improve my tenants' stays, as I have a high return guest ratio with quality tenants, including professional athletes, executives, and more. Recently, I’ve started adding a serving tray with items to help my guests feel more comfortable during their stay, including a QR code to an online welcome packet. Investors, what are some things you do to make your short-term rental stand out?

I have stayed in STRs that provide local guides of top restaurants, activities, stores etc. It's a great touch and easy way to get a 5 star review. I also stayed at an Airbnb once that let you pick a bottle of wine from their wine rack...another awesome perk to consider!

    Hi Nadia!

Thanks for sharing your approach! It’s impressive how you’ve balanced higher income with high occupancy rates through midterm rentals. Adding a serving tray with a QR code to an online welcome packet is a thoughtful touch.

To make my short-term rental stand out, I focus on personalized guest experiences. This includes:

Welcome gifts**: Local snacks or a bottle of wine.

Smart home technology**: Keyless entry, smart thermostats, and voice-activated assistants.

Local guides**: Personalized recommendations for restaurants, attractions, and events.

Exceptional cleanliness**: Partnering with a professional cleaning service that uses eco-friendly products.

Responsive communication**: Ensuring prompt responses to any guest inquiries or issues.

What other strategies have you found effective in enhancing guest experiences?

    Cheers,

    Maya
