New MTR Advice
We are finishing renovation on a 2/2 that we plan to MTR. This is our first foray into MTR so I expect we'll learn a lot. I'm curious this group's advice on setting up a unit. One room will easily fit a king bed which we plan to do. The other room is smaller and set up with a desk. We could start with a queen bed or a day bed/trundle which would allow more usable space for other use. Should we start with a queen or try the day bed?
We are in the Bay Area near hospital systems, university and easy commute into SF.

If you have room for the queen as well as a desk I would definitely go with the queen. Almost no one likes to sleep on a day bed - they just aren't very comfortable - so all you end up gaining is extra, unused floor space. If you were going to do something cool with that floor space like make space for weights, yoga, meditation or something of that nature it could be a good use and a reason to then go with a daybed, but you'd need to know that that is something your ideal guest avatar is looking for.
I agree with @Bonnie Low. I would definitely go with a queen bed if it can fit that and desk. Sounds like the location in the Bay has awesome protentional as an MTR. Good luck!
I would go with the Queen bed and the desk. If a desk doesn't fit in the room, then maybe you can put the desk in another room.
100% do the queen . it will add value to your unit and increase traffic. Desk is a big plus as well
