School district consideration in MTR strategy

Hi

Planning on investing in a 3b2b SFR in Charlotte NC metro area for MTR purposes

Target tenants would be families undergoing renovations/relocations and corporate placements. How important is it to pick a place in a good school district? The "good deals" seem to be mostly in areas with mediocre school districts. 

Also are 3b2b the best option for this kind of tenant?
