RVA Utilities for MTRs

Happy Friday All,

I’m attempting to run a few analysis on small multi families and could use some help gauging average monthly utilities costs in RVA.

Each unit would be set up as an MTR so I’m assuming typical utilities, Internet, and lawn care. 

Unsure if garbage and recycling is including in tax payments or set up separately.

Appreciate any insight given!

I am in RVA and own/manage a few properties. What is the sq ft and bedrooms, county, and lawn care requirements? Do properties use gas? 

Gargbage and recycling are typically not included, unless the local HOA has it as part of their dues

Average utilities are going to be property specific depending on the energy sources, etc. Garbage is a separate fee and setup. I have a STR in Richmond and pay water/sewer/garbage through the city and power through Dominion. Hope this helps.

Hi Aaron,

You can usually call the utility service you are pricing out. They should be able to provide the average bill over a period of time. You should usually ask for 12 months because that will help average out the hotter and colder months.

However, if the units have been vacant for a long time they may not have accurate data and you should reach out to a local property manager that could help you estimate the averages.
