lease to a business

I recently listed a property in Philadelphia, PA as a midterm rental. The owner of a contracting company wants to rent it on a monthly basis for his carpenters. He pays for their housing but will not be living there himself. I plan to use a template on Avail and need to modify it to reflect this situation. The Avail lease refers to tenants as 'the Lessee'.

Wouldn't the carpenters be considered 'occupants' or 'tenants' and not 'lessee'? Does anyone have insight on which term is the best to use?

And should I get name and permanent address for each of the carpenters that will be living there, or is that not necessary as long as there's a clause covering allowable number of people who can live there?

Any thoughts on this would be appreciated.
