31 day min stay / 90 day min room occupancy

Hi

Looking for some advice on this topic. Massachusetts considers STR as 31 days or less. Im looking on FF and a lot are listed as 30 day min. What do most Massachusetts MTR landlords do in this case? Why would they list as 30 day min and not 31 day min?

Im also considering renting by the room. MA has a room occupancy excise tax (5.7%)  that applies to 90 days or less. Would folks then consider 91 days min stay in some cases or if less than 90 days, do you add the room excise tax into rental rates to cover for this?
