Ocean Shores Washington extended stay and long-term rentals

Hi all, wonder if you give me some insight on Ocean Shores WA. extended stay (30 day or longer) and long term (sign a lease kinda thing) market. I'm looking to purchase something there and the math so far is not mathing real well for me, especially looking at the fact you can't do any STRs except in the commercial district. 

That being said I talked to a realtor in the area and rentals are snapped up without ever going on the market. People are having to commute in from as far away as Elma, WA (pretty far) to get to their jobs, etc. 


I've run a few properties through the calculators here on BP and it's hard to get an idea what sort of cash flow and/or appreciation is possible.
