Accidental House Hack

Hey guys! 
I’m new here, and just getting started. I recently bought an inexpensive lot with an auto repair shop in disrepair with the intent to repair and rent. It needs a new roof, doors, and paint. Then I heard about house hacking. When we bought our house about four years ago, we considered the “ mother in law suite “ of no value and in the way. Now I think it’s a great way to get going with a tenant.   It’s a small one bedroom. My question is, where can I get a sense of fair rent? I can’t find any comps, and I don’t know who to turn to. We are in a town of around 10,000 in North Alabama. Our advantages are that we are in a great neighborhood at the golf course, and 3 minutes from the college. The disadvantage is that we have to be mindful of who we put in it because we have eight and nine year old children. Thanks in advance for your input.
