SFH Classified with 3 units

Hi all, I'm under contract for a property that's classified as single family, but has been converted to a triplex years ago and was never zoned.

The agent said this won't be an issue and can continue to be a single family once closed, but it hasn't been inspected or appraised yet.


Should I be concerned about this? Or trust the agent and hope that it will continue to be classified as a single family?

I would check with the city. Or ask your realtor to get something in writing from the city. The appraiser may call this out as an issue. Which would have an impact on your lending (you could cross that bridge when you get to it). 

The best case would be this house is a "legal non-conforming use" meaning that operating it as a triplex is legal even though it doesn't find the current zoning requirements.
