Individual room rental in single family?

I have heard many people talk about how finding small multi family in their area is hard, and I don’t know if I’m not looking in the right place but it’s been hard to find for me too. With house hacking as the first deal I want to do I did some research and people were talking about how they had a single family home and rented out rooms. This peaked my interest. I guess I just seeking to understand how that all works, like did you spilt utilities, did you have to creat a custom rental agreement, etc. I’ll take any advice or knowledge I can get on the topic!
