Proper Legal/Lease Forms Reqd. for House Hacking (rent by room)?
Hi everyone!
I just came across the Bigger Pockets Podcast and knew I had to come over and check out the page. My partner and I own a home together in Ventura County, and we are currently house-hacking. We are wondering if there are any official lease forms required to have by law when renting by room? We have our house ground rules and a generic CA lease document, but I haven't been able to find lease forms when renting by room just yet. We screen our tenants through www.apartments.com and take a picture of their state ID, but that's about it.
Also, does our homeowner's insurance cover us and/or any accident that can happen caused by the tenants with our Homeowner's Insurance? I haven't been able to find what insurance is required/where to get it when house-hacking or having a home as a rental in general. What type/is there any insurance/coverage recommended when house hacking?
