Thousand Oaks, CA - House hack, Add two ADU's to Property

I have a 3,200 sq foot house in Thousand Oaks, CA - 4 bedroom 2 bath. Our property is built on 2 lots - was the model home site when the neighborhood was built. On it is a 3 car garage with a 260 sq foot shop room as well as another stand alone building with an RV garage stall (2 stories) and single garage stall with a loft room above it. A contractor that looked at the property this summer said the shop was the size needed for a Jr ADU and the other building could be made into a small single family home or a full ADU. Does anyone have experience with ADU's in the area?

I am considering moving out of the house and renting the 3,200 sq foot home and doing the  renovations to both spaces to turn them all into rent producing property.  Would be great to hear any thoughts or experiences from any of you  who have done these.

Keep in mind with JADU you as the owner have to live somewhere on the property.

The next question is there value in selling off one of the lots? Thousand Oaks is known for having large lots but it might be interesting.

You have a large house. If you convert the garage, where is the parking? You might be hurting your value if there is a buyer expectation. You are definitely not in the first time home buyer category. It is likely a larger family where there is an expectation for a garage.
