AMA: House Hacking + Airbnb + Quitting my Job
Hey everyone!
Just making a post for anyone that's interested in getting into House Hacking or Airbnb. Over ~1.5 years, I was able to use both strategies to get to ~$6-$12k of cash flow a month across 3 properties (5 units) before I quit my W2 job in Big Tech. Feel free to ask me any questions; I'm happy to share my story & see where I can help you out!
TLDR; Overview of how I got into Real Estate:
Back in early 2020, my girlfriend and I went on a life planning retreat to discuss our high level goals for the future + how to start executing on them. Our biggest takeaways were 1) Family is #1 & 2) Flexibility of choice is critical (e.g. working a job is a want rather than a need). Because of that, we wanted to find ways to build up additional income outside of our W2s.
Our First Property Success:
Our first property was an Airbnb house hack (living out of a small ADU in the backyard while Airbnb'ing out the main house). Based on an initial cash flow analysis, we were expecting ~$500/month. However, our results wildly surpassed expectations; in the first year, our property averaged $3,000 of net profit per month (consistently above 95th percentile in the market). All of this on top of the fact that we were paying $0 in rent.
Quitting My Software Job at Instagram / What now?:
I left Instagram after reaching roughly $10k of passive income per month. I'm still looking for more Airbnb properties / deals to take on, and I'm trying to grow the portfolio 1-2 properties a year. (Also have a focus on looking for potential land development deals as well now).
