Starting house hacking soon, suggestions?

My wife and I are looking to buy a duplex or something similar in the near future. We plan to use it as our primary residence and rent out the other unit. We are hoping this will help us get our feet wet in real estate investing. Does anyone have any suggestions or lessons learned?  I would love to hear what worked and didn’t work for everyone.

 If you want higher cash flow look into MTR in your area (Furnished Finder or Airbnb's with 30 day minimums). It's a little more work but can be double the rental income.
