Which is more profitable: an assignment or a double close, and why?

    I prefer an assignment @William Causey as it keeps me off the chain of title and any issue(s) that go with being in the chain, as well as any additional expenses related to a doublel close. For example, in Michigan those additional expenses would include revenue stamps owing for two closings.

    @William Causey depends on the transaction and the parties involved.

    Agree with @Dennis McNeely on some of the transaction costs.

    A different issue though is with an Assignment, the buyer gets to see what you paid for the property. This can lead to "renegotiation" demands at the closing:(

    Other Potential Issues to Consider:

    Being in the chain of title is also exposure to potential legal issues.

    Selling an assignment may be a violation of a state's real estate statutes.

    Wholesaling w/o a real estate broker's license may violate your state's statutes.
