Palm Desert & La Quinta Tenant Profiles

Looking to buy my second SFR rental. I'm looking primarily in Palm Desert and La Quinta, CA. I'm wondering who the primary target is for a 3/2 home in these areas? Are most renters snowbirds renting for 6-8 months? Or is there a reasonable population of year round renters. Not interested in STRs.
