Branford CT market Trends

Triplex comps nearly exist in this area and will comp out to low 500s.  Duplex comps are stronger ranging in the mid to high 400s.  Auction property, there is one on the list and fix and flip duplex are controlled by "do it yourselfers with their own cash or conventional loans" which makes finding duplex here difficult to come by.  Anyone else have trouble finding properties like this in their market due to this issue?
