A question about the spread between 10-yr & mortgage rates

Just checking in to see if there is any prevailing wisdom out there about when the spread between the 10-year rate and mortgage rate might narrow?  I understand it’s usually around 150 bps but is 250-300 bps. Everybody has their opinion about where interest rates are headed and recession and so forth, but this spread unwinding could be just as impactful. Found this article but it’s way above my head and I couldn't find much more. Thanks!
