Stamford area just outside of downtown questions

Hello

First time poster here. Have been looking for a property near downtown, pref 2 bed room, 2 parking spaces to live in for a year and then turn into a rental. Seems like with all the construction in the south end rental prices haven't changed too much. Also looking at properties on the outskirts of the West End. Seems like some deals. Hoping proximity to train will make it a good investment. Any thoughts?

How's the area near Stamford hospital and at the edge of downtown? Some places are renting for 3k tor a 2- 3 bedroom but looks like a lot of vacancy. Online i see numbers around 11%.

Not sure if its a good time to buy a property now or if i should wait it out for a year or two. Would live in the property one year and then rent it out but don't want to be stuck with a property I can't rent. Are you guys having trouble finding renters? (saw a previous post from 2021 discussing lack of appreciation in downtown area too)?

Also seems like many deals seem to fall through, most places I've seen have been relisted at least once from the 15 or so open houses I've seen so far. Not sure why. I'm from nyc area, when buying a place last year don't recall seeing any places relisted.
