Is Multifamily over Eight Units Where We Should be Prepping?
CMBS rocky road ahead, I'm not talking about chocolatey marshmallow delights.
Multi-family loans (generally over 8 units but can be more than 5 units) have to refinance every five years or so...
depending on terms. With rates spiking operators are going to distress sell. They will hang on and perhaps not
have maintained the HVAC system, the commercial roof, the rec room, the pool.

But my question is:
What is the opportunity to purchase distressed 8-say 80 units? How does the smaller single family investor scale up with in house management? How can we be ready to find deals in 2024-5? What markets that are NOT Zoomtowns have higher paying jobs? Management styles we need to ready for this switch on of a different light?
