What's your biggest concern about buying real estate in today's market?

Let's say you find the perfect property for your portfolio TODAY, what are you most worried about?

Are you worried about current home values and where they are headed?
Are you concerned that rent prices will not increase?
Will there be another deal if I do not close on this one?

All of these worries are legitimate concerns that investors must stomach, but what is your BIGGEST CONCERN in today's market?

I’m worried interest rates will drop causing prices to skyrocket before I can finish exchanging/upgrading current portfolio. I’m buying as fast as I can, but with so little inventory it’s slim pickings.
