Investing from Europe in Davenport, FL

Hi BiggerPockets Community,

I write you from Luxembourg, a tiny country in Europe. I have been approached to invest in a real estate development fund in Davenport. It‘s a Multifamily-Unit bloc of around 350 apartments, high-end quality, average rent of 2200USD for average of 1100sqf.

I am quite new in investing in RE-Funds, but you know the expression: Never put all your eggs in the same basket. Same goes with continents I guess. How do you see the market in Florida? I know rent prices rose a lot. This is their timeline: August 2024 the first blocs finish, and from then they open consecutively until March 2025. They estimate to stabilise rents August 2025, and Exit April 2028.

Where I am struggling to understand from Europe, is the perception of investors during the times of uncertainties. Will they achieve a good refinancing deal in 3-4 years? Will the market drop, and the bank will not re-finance at the price we hope for?

I am quite new in investing, maybe I am not asking the right questions. What is your opinion?
