Vacancy rate for medium term rental in the California Bay Area/San Jose?

Hi, does anyone have any MTR in the bay area or specifically San Jose, and can you share the vacancy rates?

Rents are pretty good over here, so trying to determine, if I should invest in my 1 br 1 ba unit and turn it into a medium term rental.

Any info appreciated!
